    Dewberry is currently seeking a Right-of-Way (ROW) Project Manager to join our transportation department in our Orlando. FL office.  This is an excellent career opportunity for an enthusiastic and talented individual to join a team of outstanding professionals. The primary functions of the Project Manager are to manage acquisition, title review, suit preparation, relocation, right-of-way clearing, surplus property disposal, right of way consultants and contract management that are necessary for the timely acquisition of property and property management of existing right of way associated with transportation projects and acquisition of right of way property.

    Responsibilities

    The principal duties of the role are:

    • Reviewing title work.

    • Reading/reviewing legal descriptions.

    • Reviewing right of way maps, construction plans and appraisals.

    • Verifying that all legal descriptions, right of way maps, and appraisals correspond.

    • Preparing real property/personal property inventories.

    • Making purchase offers and conducting negotiations in accordance with state policies and procedures and all applicable laws; when applicable, making business damage counteroffers and conducting negotiations to settle business damage claims in accordance with state policies and procedures.

    • Preparing recommendations for administrative settlements.

    • Providing assistance to the attorneys in eminent domain actions.

    • Maintaining complete written documentation of all contacts with property owners or property owners' representatives.

    • Maintaining database of all properties purchased and sold.

    • Maintaining right of way files.

    • Preparation and review of cost estimates

    • Review and comment on legal documents.

    • Work closely with surveyors, engineers and legal counsel.

    Required Skills & Required Experience

    • Bachelor’s Degree in Business, Real Estate or similar relevant discipline.
    • Minimum 10 years of experience working with acquisition projects.
    • Demonstrated capability in applying independent judgment and decision-making skills to support, scoping, costing, supervising and project management functions.
    • Proficiency with Microsoft Office Suite.
    • Must have excellent written and verbal communication skills.
    • Ability to work independently.

     

    The following qualifications are preferred, but not required:

    • Active Florida Real Estate Broker License.
    • Specific experience with FDOT or other State Agencies.
    • Experience with limited access, tolled, transportation acquisition projects.
